Before You Choose a Real Estate Agent, Compare Your Options

Selling your home is a major decision. Choosing who helps you sell it deserves just as much thought.

Maybe you know an agent through a friend. Maybe a relative works in real estate. Or maybe someone has offered an attractive commission rate and promised a strong sale price.

Any of them could be the right fit. But before you commit, it helps to understand what each agent brings to the table.

That’s why we’re building Vobira: to help homeowners compare agent proposals and make a more informed choice.

Knowing someone isn’t the same as knowing their approach

A friend or family member may be an excellent agent. An existing relationship can bring trust and familiarity—and that matters.

But you should still feel comfortable asking professional questions:

  • Have you recently sold homes like mine in this area?
  • What would your marketing plan include?
  • Who would handle the photography?
  • How would you recommend setting the listing price?
  • How often would I hear from you?

Comparing your options isn’t a criticism of someone you know. It’s a way to make sure an important business decision fits your needs.

Compare what’s included—not just the commission

Commission is worth discussing. Real estate commissions are negotiable; there is no standard rate.

But the lowest fee doesn’t automatically mean the best value, and the highest fee doesn’t guarantee better service.

One proposal might include professional photography and a detailed marketing plan. Another might offer a different level of service or charge separately for certain items. Until you understand those differences, comparing the headline fee only tells you part of the story.

Ask how compensation is structured, what services are included, and whether additional charges may apply. Then ask the bigger question: What is this agent committing to do for the proposed compensation?

Ask to see the marketing—not just hear about it

“Great marketing” sounds reassuring. A specific plan is more useful.

Ask to see examples of previous listings. Look at the photos, descriptions, and overall presentation. Would you be happy to see your own home marketed that way?

Then discuss the plan for your property. Will professional photography be included? What preparation should happen before the shoot? Would floor plans, video, open houses, or advertising make sense—and why?

Not every home needs every marketing tool. What matters is whether the agent can explain how their recommendations fit your property and the buyers they hope to reach.

Look for relevant experience

Years in real estate can be valuable, but experience with your type of property and local market matters too.

A rural home, condominium, investment property, and suburban single-family home can present different challenges. Ask agents about similar properties they have handled and what they learned from those sales.

Go beyond “I know the area.” Ask what competition your home would face, what buyers might question, and how the agent would approach those challenges.

A useful answer should explain a strategy—not just repeat a sales pitch.

Choose a pricing process, not a promise

It can be tempting to choose the agent who suggests the highest listing price. But a suggested price isn’t a guaranteed result.

Ask each agent to explain the evidence behind their recommendation, including comparable sales, current listings, your home’s condition, and local market activity.

Also ask what happens after the listing goes live. How will they evaluate buyer interest and showing feedback? When would they recommend adjusting the approach?

You’re looking for clear reasoning and honest expectations, not simply the most appealing number.

Know what working together will look like

Before signing, discuss who your main contact will be, how often you’ll receive updates, and how questions and offers will be handled.

Make sure important commitments are reflected in writing, including services and compensation. If something is unclear, ask before committing.

The right fit is about more than a fee or a friendly introduction. It’s also about feeling informed throughout the sale.

Why Vobira?

Vobira is being built to make that comparison easier.

Homeowners will be able to post a property, receive competing proposals from licensed real estate agents, compare their options, shortlist candidates, and message agents before choosing whom to work with.

We don’t believe every homeowner needs the cheapest agent—or the agent with the biggest promises. We believe homeowners deserve a clearer way to understand their choices.

Your home. Your choice of agent. Make it an informed one.

Vobira is coming soon to Monroe, Northampton, Lehigh, and Carbon counties in Pennsylvania.

Vobira is a platform connecting homeowners and licensed real estate agents, not a real estate brokerage.
